Capital Reserve Study Serves as “Roadmap” for Presbyterian Homes


Challenges

Presbyterian Homes of Georgia has a 60-acre Continuing Care Retirement Community (CCRC) and needed help in accurately assessing the condition of their campus. They also required assistance in developing an ongoing capital reserve funding plan and needed help in identifying and repairing maintenance problems (such as aging equipment, wood rot, water intrusion, etc.). In addition, the client wanted help in making regular updates to the plan.

Solutions

zumBrunnen provided a Campus Wide FacilityForecast® study in 2001 to offer the client a baseline list of immediate repairs and a long-term plan to better manage their facilities. As an ongoing client, Presbyterian Homes uses zumBrunnen’s proprietary FacilityForecast® software as a “roadmap” to capital improvements and the annual budgeting process allowing the client to update data as issues are resolved and repairs are made. The CWFF® report is an important planning tool, helping prioritize what needs to be updated each year. "The most beneficial feature of the system,” explains client Tom Rockenbach of Presbyterian Homes, “is the real-time forecast updating. We reload the numbers, and it automatically recalculates, helping us project an accurate budget for the coming years.”

The study identified problems for repair, and Dan Williams, zumBrunnen’s experienced Senior Project Manager, developed cost effective solutions to correct the issues.
