ChallengesFriendship Village is a Continuing Care Retirement Community (CCRC) located in Schaumburg, IL. The client needed help with long-term master planning, including a detailed analysis of the estimated useful life of aging facilities. SolutionszumBrunnen performed a Campus Wide FacilityForecast® study in 2007 that included a 20-year capital budget. zumBrunnen also created a detailed building matrix to help the entire team assess the remaining useful life of facilities and determine which buildings should be renovated or replaced. Four wings of independent living apartments were scheduled for demolition, and zumBrunnen provided an alternate budget that phased them out on a predetermined schedule (versus all at once) and lowered the operating budget by maintaining (versus replacing) equipment and systems during the phase-out period. “The study has given us direction as we move forward with a current renovation program, providing us tools and guidance, and assisting us in that endeavor,” said David Loop, former CEO of Friendship Village. “Tom Maher, zumBrunnen’s Senior Project Manager, was extremely flexible and listened very well,” said Loop. “He captured all the information and was very thorough. Afterward, he was very supportive, making sure that the tools and documents worked for our best use. The information has proved very valuable.” |
