Challenges

Friendship Village is a Continuing Care Retirement Community (CCRC) located in Schaumburg, IL. The client needed help with long-term master planning, including a detailed analysis of the estimated useful life of aging facilities.

Solutions

zumBrunnen performed a Campus Wide FacilityForecast® study in 2007 that included a 20-year capital budget. zumBrunnen also created a detailed building matrix to help the entire team assess the remaining useful life of facilities and determine which buildings should be renovated or replaced. Four wings of independent living apartments were scheduled for demolition, and zumBrunnen provided an alternate budget that phased them out on a predetermined schedule (versus all at once) and lowered the operating budget by maintaining (versus replacing) equipment and systems during the phase-out period.
